Work begins on Boundary Close Mossley
Bowsall have joined forces with New Charter Housing Group to deliver our first Modern Methods of Construction (MMC) development
Over the two days of the 29th and 30th of August Bowsall and its Contractor Globe will be working deliver 7 new homes in Mossley, Tameside, replacing and rehousing a previous Homes Fit for Heroes development of 5 post war bungalows
The Scheme will see 3 bungalows and 4 semi-detached houses installed over the two days using their pioneering offsite construction method, Modern Living, the homes are craned into position before being completed with the addition of a traditionally built pitched roof
Work to clear and remediate this technically complex site began in July 2013 and all is ready to bring the properties to site, built by Bowsall’s MMC partner Factory Homes, on a fleet of 14 articulated lorries under wide load escort to site where they are to craned and fixed into their final position
The properties are leading the way for MMC, in a way that the UK has ever seen before, being completely finished off site, including a full fitted kitchen, bathroom, central heating, insulation and external walls and are fully decorated – they even include energy saving light bulbs.
The old Homes Fit for Heroes site is being brought up to date in such a pioneering way, and following a successful completion, could see Modern Living pave the way for more offsite construction developments in the North West and bring a much needed boost to the quality and number of properties in Tameside and the surrounding boroughs.
Sean Stafford, New Charter’s Director of Development said; “This is the first time we know of a development this size being built in such a way and we’ve been working with carefully chosen partners on the pilot scheme with the idea that if it successful, we could supply more homes in this way.”
Nick Uttley, Bowsall’s head of North West Operations added: “We were delighted when New Charter shared our vision of Modern Living being the way forward for housing development and we have worked tirelessly to make sure New Charter’s expectations, and all the relevant building regulations, have been met and exceeded. Bowsall and Factory Homes really believe that Modern Living will see the property shortfall bridged even quicker which is always good news in such difficult times”.
The main advantages of Bowsall’s offsite construction are:
- Less time on site – all 7 properties will take only 4 days to complete. The properties are ready for occupation sooner
- Better and more consistent build Quality – as the homes are built in a factory the craftsmen are in an environment not open to the elements
- Built to Building Regulations Standards – fully NHBC, Trada and Premier Compliant, the Mossley project is warranted by the NHBC
- A more sustainable way to build – the factory environment is safer, there is less waste both during construction in the factory and subsequently on site
- Develop with no risk – Bowsall will deliver the project through planning and technical due diligence for a fixed all risk sum
